5 Signs Your Rental Unit Needs a Refresh Before the Next Tenant

Most landlords don’t lose rent to one big problem — they lose it to a handful of small ones that quietly stack up between tenants. Here are the five we see most often, and what each one actually costs if it’s ignored.

1. Scuffed or dingy walls

Walls take the most visible wear of anything in a unit — furniture marks, scuffs near light switches, fingerprints around door frames. It’s the first thing a prospective tenant notices walking in, and the cheapest thing to fix. A unit with fresh paint reads as well-maintained even if nothing else has changed.

2. Worn or dated flooring

Flooring is what people photograph and remember. Scratched vinyl, stained carpet, or visibly dated tile can undercut an otherwise solid unit in listing photos — and in person, it’s often the deciding factor between two similar units.

3. Neglected exhaust fans and vents

Bathroom and kitchen exhaust fans build up dust and grime fast, and they’re easy to overlook because they’re overhead. A dirty fan doesn’t just look bad up close — it’s also a functional issue that shows up in reviews (“bathroom fan barely works”) more often than landlords expect.

4. Failing caulking and grout

Yellowed, cracked, or peeling caulking around tubs and counters is a small fix that reads as a big red flag to tenants — it signals moisture problems even when there isn’t one. It’s a 30-minute job with an outsized impact on how “cared for” a unit feels.

5. Outdated or loose hardware

Wobbly cabinet handles, mismatched light fixtures, or a door handle that sticks — none of these are expensive to fix, but all of them chip away at the sense that a unit is well-maintained. Small hardware swaps are one of the highest-value, lowest-cost refresh items available.
