A 2-Day Turnover for a Saanich Rental Unit

Every day a rental unit sits empty is a day of lost rent. This is a real look at how we turned a Saanich unit around in two days flat — from move-out to move-in ready — for a property manager who needed the unit re-listed by the weekend.

The situation

The outgoing tenant had lived in the unit for several years. Nothing was damaged, but everything showed it — scuffed walls, a dated kitchen floor, a few loose fixtures, and the kind of general wear that makes a unit feel “lived-in” rather than “move-in ready” in photos.

Day 1 — Flooring & prep

We started with the kitchen floor, which was the single biggest thing holding the unit back visually. The old vinyl was pulled and replaced with a fresh, neutral vinyl plank — durable enough for turnover-to-turnover wear, and a finish that photographs well regardless of the next tenant’s furniture or style. While the floor cured, we moved through the rest of the unit prepping walls for paint: filling nail holes, sanding rough patches, and taping trim.

Day 2 — Paint, fixtures & final walkthrough

A full repaint in a neutral tone went up throughout the unit, followed by fixture and hardware swaps — light fixtures, cabinet pulls, and a couple of switch plates that had seen better days. We did a final walkthrough with the property manager before handoff, confirming everything was ready for listing photos the same day.

Why fast turnovers matter
